Over the past several decades, the quality of the neighborhood in the Heartside Historic District has diminished to a state of fear and neglect. The goal for the Martineau project was to improve the perception of the District through the renovation and adaptive reuse of a city block located near the heart of downtown Grand Rapids. The buildings of this project were determined to be blighted and under utilized, and are established as a Brownfield Redevelopment by the City of Grand Rapids. The entire project has been renovated to meet the stringent Guidelines for Historic Renovation established by the National Park Service. The project utilized the Leadership in Energy and Environmental Design (LEED) criteria established by the US Green Building Council to encourage a sustainable design. Special emphasis was given to minimizing automobile dependency, minimizing landfill debris, and incorporating energy efficient building systems to create a productive environment for the occupants.
